Upon finishing this course, you will receive your Certification of Completion. Most lenders require first-time homebuyers to take a homebuyers education course in today's market.

Helping homeowners who are experiencing financial difficulty to better understand what foreclosure may mean is the platform for the foreclosure education course. It’s designed to provide valuable information about the when, where, why, and what your next steps should be during such a stressful time. 

Pre-purchase counseling is a two-step process that includes our online Homebuyer Education Course and a follow-up virtual counseling session. 

During your session, your counselor will: 

• Gather income, expense, and debt information to create a budget 
• With your authorization, pull your credit report and review your credit history and scores 
• Develop a client action plan to help you become mortgage ready 

At the completion of your counseling, you'll receive a Certificate of Completion, which may qualify you for down payment assistance. 

Our counselors will help you communicate and negotiate with your lender or servicer and provide you with information about eligibility for any state or federal foreclosure avoidance measures. 

Our counselors will: 

• Discuss available financial options and resources about your situation 
• Explain the foreclosure process and possible alternatives 
• Work with your servicer to facilitate a mortgage loan modification or other loan workout process to resolve the foreclosure 
• Review your household budget 
• Discuss available financial options for your situation
• Develop a plan of action with you to address your mortgage delinquency 

A rental counselor will help you develop a personalized spending plan and advice for saving money, increasing income, and reducing debt. 

The counselor will also work with you to: 

• Determine how much rent you can afford. 
• Budgeting tools and techniques to help you improve your credit history and score. 
• Discover how budgeting and debt payoff prioritizing can help your financial position.
• Strategies for communicating with creditors and landlords. 
• Understand standard lease provisions and their impact on your day-to-day life

• When applicable, we will assist clients in completing the emergency rental assistance application.
